BirdOps provides STR operations management services including guest communication, turnover coordination, maintenance management, and operational reporting. Specific scope is agreed upon in individual service agreements.

Client Responsibilities

Clients are responsible for providing accurate portfolio information, maintaining their platform accounts, and ensuring their properties comply with local short-term rental regulations. BirdOps operates within the framework the client provides.

Fees and Payment

Service fees are agreed upon prior to engagement. Payment terms are outlined in individual service agreements. BirdOps reserves the right to pause services for accounts with outstanding payments.

Confidentiality

Both parties agree to treat all shared business information as confidential. BirdOps will not share client portfolio details, guest data, or operational information with third parties except where required to deliver the agreed services.

Limitation of Liability

BirdOps is not liable for losses resulting from guest behaviour, property damage, platform policy changes, or circumstances outside our operational control. Our liability is limited to the fees paid in the relevant month.

Termination

Either party may terminate the engagement with 14 days written notice. BirdOps reserves the right to terminate immediately in cases of non-payment or material breach of agreement.

Governing Law

These terms are governed by applicable law. Any disputes will be resolved through good-faith negotiation before any formal proceedings are initiated.
